Overview

Screen House and 127 Wardour Street present an opportunity to sensitively revitalise two locally significant Soho buildings through a heritage-led, retrofit-first approach that secures the long-term future of the site.

The proposals bring forward a coordinated refurbishment and extension of the existing buildings, retaining and upgrading the majority of the current structures to deliver a more sustainable and responsible form of development in this historic setting.
The scheme will deliver high-quality, flexible workspace designed to support Soho’s evolving creative and commercial economy, alongside new ground-floor retail and restaurant uses that will enhance activity, animation and the everyday experience of the street.
As a significant long-term investment in two underperforming buildings, the proposals will improve environmental performance, introduce new terraces and green spaces for office tenants that will be responsibly managed and operated to protect neighbouring amenity, and enhance the public realm, helping strengthen Wardour Street’s role as a vibrant, mixed-use destination at the heart of the West End while preserving the distinct character that makes Soho unique.

The Site

Screen House and 127 Wardour Street sit at the heart of Soho’s historic Wardour Street corridor, within one of London’s most vibrant and culturally significant Conservation Areas.

Screen House (119 Wardour Street) and 127 Wardour Street occupy a prominent position within Soho’s Conservation Area, forming part of the established commercial and creative core of the West End.
The site is currently part-demolished, with only the car showroom remaining at street level. The upper floors, which previously contained office space, were demolished under a 2013 planning permission that was never fully completed. The site has several important characteristics:

DWI Group

DWI Partners UK Limited is a UK-based real estate management company with connections to the German developer DWI Group. The Wardour Street office buildings are the company’s first UK investment in London’s Soho district.

As an owner-managed real estate development firm, its core business involves acquiring land and properties, new project development, revitalizing existing buildings, and leasing and selling properties.

Our Proposals

We are proposing a high-quality, sustainable transformation  that will deliver:

Sensitive restoration of historic façades, preserving the character of the unlisted Portland stone Buildings of Merit.

A sustainable, retrofit-first approach, alongside set back extensions, reusing existing foundations and structures to significantly reduce embodied carbon.

Modern, flexible workspaces for Soho, providing efficient floor plans and high-quality office space designed to support job creation and the local creative economy.

Vibrant ground-floor activation, introducing new retail and flexible restaurant units with high-quality shopfronts to bring renewed life to Wardour Street.

New green spaces and amenity for office tenants, including a shared landscaped roof garden and biodiverse planting to promote wellbeing and connection to nature.

Improved Duck Lane environment with a comprehensive redesign of the rear of the building to increase activity and natural surveillance, alongside a proactive plan to manage construction and noise.
